Seattle Children’s Plots High-Risk Pregnancy Hub On Tacoma Waterfront

Seattle Children’s is quietly lining up a new maternal-fetal medicine clinic at Point Ruston on Tacoma’s waterfront, with a fresh tenant-improvement application hinting at big changes inside a Copperline retail space. The filing names a specialty maternal-fetal practice and calls for a substantial interior remodel, potentially turning a ground-floor shop into a hub for prenatal and fetal-focused specialty care. If the project advances, expect high-risk pregnancy services within strolling distance of Ruston Way and a shorter trip for many South Sound families who now head to Seattle for this level of care. It is the latest signal that Seattle Children’s is pushing more of its outpatient work off the main hospital campus and closer to where families live.

A tenant-improvement permit for the space was submitted July 22, 2026. As reported by The News Tribune, the application pegs the overhaul at roughly $1.6 million. The scope includes selective demolition of interior walls, removal of casework and finishes, replacement of doors and adjustments to plumbing, with the applicant eyeing an October 2026 construction start. The paperwork labels the proposed use as a Seattle Children’s maternal-fetal medicine clinic, although the hospital told the paper that “more information will come in fall 2026.” The permit language points to an outpatient setup focused on consults, testing and prenatal follow-ups, not inpatient stays.

The clinic is proposed for unit 125 at 5005 Main Street, in the Copperline portion of Point Ruston, a mixed-use stretch of shops, restaurants and apartments lining the Tacoma waterfront. The Copperline leasing and Point Ruston pages list 5005 Main as the building address; see Copperline at Point Ruston for building details, and online provider directories currently show Franciscan Plastic Surgery Associates at Suite 125. The space sits at street level with direct access to Ruston Way, a location that would give a Seattle Children’s clinic a prominent and highly walkable presence on the waterfront…
