Permits have been issued for a four-story, 74-unit apartment building at 5709 Cottage Street in Wissinoming, according to a recent filing covered by Philly YIMBY.
Construction costs for the project are listed at $4 million. The development team includes Cottage Holdings LLC as the owner, KJO Architecture as the designer and Olympia Construction as the contractor, the permit shows.
Green roof earns a unit bonus
The property sits in the RM-1 zoning district, and the approval allows additional units through a green roof bonus, according to the filing. The newly approved permit lists 85,064 square feet of new construction and 36,015 square feet of earth disturbance. An earlier version of the project, with renderings revealed in 2023, called for 81 units.
The building will feature a roof deck, pilot houses, balconies and a landscaped yard, according to the site plan. Accessory off-street interior parking will accommodate 41 vehicles, including one van-accessible space and three electric vehicle spaces.
