Deutsche Bank Just Backed a Miami Beach Condo Tower. 30 Miles Away, a Different Condo Sold in Receivership Court

Deutsche Bank has provided an $85 million construction loan to build a 12-story luxury condominium tower at 7200 Collins Avenue in Miami Beach’s North Beach neighborhood, according to Commercial Observer. The loan, arranged through Arrow Real Estate Advisors for developer Northlink Capital, will refinance existing debt and fund ground-up construction of 222 units ranging from studios to two-bedrooms across 274,150 square feet, with amenities including a beach club, pool, fitness center and rooftop sundecks.

What stands out isn’t just the loan amount. It’s how sold the building already is. “With 96 percent of units under contract at closing, the project reflects strong buyer demand,” said Morris Betesh, managing partner at Arrow Real Estate Advisors, in a statement announcing the deal.

Three days earlier and about 30 miles north, a very different kind of South Florida condo transaction closed. Integra Investments, a Miami-based investment firm, purchased the evacuated Heron Pond condominium complex in Pembroke Pines for $20.5 million through a court-ordered receivership auction, according to Bisnow South Florida. The 304-unit, 19-building complex on 25 acres has sat vacant since summer 2024, when the city declared it unsafe following years of deferred maintenance that left residents dealing with termite damage, rotted wood beams and construction that couldn’t withstand high winds.
