Baldwin County Housing Market Report for July 2026

Robertsdale, Ala. — (OBA) — Baldwin County’s housing market sent mixed signals in July 2026, as resort-area home prices climbed even as overall sales activity slowed. Baldwin REALTORS®’ data showed fewer closed sales and new listings in both the Resort and Traditional Residential markets compared with the same month last year. The numbers reflect shifting conditions across the county’s coastal and inland communities.

In July 2026, the Resort Area reported an average residential sales price of $836,017, up from $764,005 in July 2025. That nearly $72,000 increase came even as homes sat on the market longer. Average days on market rose to 122 days in July 2026, compared with 104 days in July 2025.

Closed sales in the Resort Area declined from 210 properties in July 2025 to 175 in July 2026. Total residential sales volume in the resort market totaled $146,302,914, down from $160,441,066 the previous year. New listings also fell, with 263 added in July 2026, down from 313 in July 2025…
