Miami is no longer the bargain it was

Remember when moving to Miami sounded like the cheaper alternative to New York? That image has changed fast. Federal price data for 2024 put the Miami metro’s overall price level above Greater New York’s for the first time.

Housing costs, rising insurance expenses, and other everyday costs have weakened Miami’s former affordability advantage, even as the area continues attracting wealthy buyers. The city still attracts wealth, but affordability is making ordinary households think more carefully about whether to stay or move there.

Austin faces a post-boom reality check

Austin became one of America’s biggest pandemic-era relocation stories as remote workers and companies poured into Texas. Builders raced to meet demand, and home prices climbed rapidly before the market began cooling.

Now buyers have more leverage. Realtor.com reported that Austin’s median listing price per square foot fell 8.2% year over year in June 2026, the largest decline among the 50 major metros it analyzed.
