A 1.3-acre vacant lot on San Jacinto Place in West Plano is about to get a new neighbor: a 56,876-square-foot, two-story medical and general office building expected to bring 10 employees to the site once construction wraps up. Plano’s Planning and Zoning Commission approved the site plan last Monday, clearing the way for development on a parcel tucked into one of the city’s busiest outpatient medical clusters.
The approval, first reported by Community Impact, covers a lot near Preston Road that has sat empty within an area already dense with specialty healthcare practices. The site plan was developed by Spiars Engineering, Inc., a Plano-based civil engineering and surveying firm. According to background compiled by Zabalist, the firm, founded in 2000 and headquartered on Custer Road in Plano, has designed more than 20 recorded commercial and site projects across Texas worth roughly $198 million.
Once built, the new office will add 68 additional parking spaces, per the site plan cited by the same account. The project fills a gap in what is already a tightly packed medical corridor: the San Jacinto Place cul-de-sac is home to practices including 1 CP Place pediatric neurology, Dr. Rizvi Wound Care, and Texas Behavioral Health Systems, according to 1 CP Place.
A Corridor Built Around Major Medical Anchors
