Albany Housing market continues to show gains

  • Albany County home prices climb 7.8% in August 2025 as inventory and sales rise

ALBANY – Albany County’s housing market showed signs of both resilience and adjustment in August, with rising home prices and inventory balancing against fewer new listings compared to the same month last year.

According to the Greater Capital Association of Realtors, the median sales price for homes in the county climbed to $375,000, a 7.8 percent increase from August 2024. Year-to-date, the median price has risen more modestly, up 2.1 percent to $340,000.

Closed sales also rose last month, with 231 transactions compared to 221 a year ago, marking a 4.5 percent gain. For the year overall, however, closed sales remain essentially flat at 1,453 homes sold, down one from the same period in 2024…
