What it is: A proposed major mixed-use redevelopment immediately west of the Spring Hill Metro Silver Line station — essentially transforming the old Tysons 3 shopping center (currently a low-rise retail strip and some surface parking/existing gas station at 8520 Leesburg Pike) into a vertical, urban neighborhood.
Location: Bounded by Leesburg Pike (Route 7), Spring Hill Road, Broad Street, and West Street in Tysons West (McLean, VA).
Status:
- Conceptual plan approved unanimously by the Fairfax County Board of Supervisors (Nov 2025). Final development plans and permits still need to be submitted before construction can begin.

- Developed by Tysons MK LLC (Capitol Petroleum Group affiliate).
- Architecture emphasizes a central piazza / public space and engaging pedestrian realm.
