Proposed Arbor South Project Could Bring Over 200 Affordable Homes and Sustainability Upgrades to State and Eisenhower Area

A new development is being proposed for Ann Arbor, Michigan. The plan would redevelop a Brownfield site at the northeast corner of State Street and Eisenhower Parkway. The project, called Arbor South, is a partnership between the City of Ann Arbor, the Ann Arbor Housing Commission (AAHC), and private developers Oxford and Crawford-Hoying. If approved, the project aims to increase affordable housing, promote equity, and support sustainability goals.

The Arbor South site is currently occupied by a gas station, surface parking lots, and a two-story parking structure. The redevelopment plan would replace these with a district that includes residential units, office space, public plazas, a hotel, retail, restaurants, and structured parking. The project is intended to support Ann Arbor’s A2ZERO sustainability plan and Vision Zero safety goals by focusing on transit access and public open space.

The proposal includes a commitment to affordable housing. Local Brownfield policy requires 15% of new units to be affordable. The developers plan to set aside 209 out of about 1,039 total residential units, or over 20%, for affordable housing. These units would be managed and owned by the AAHC.
