Frisco officially claimed the top spot for the highest apartment rent prices in the Dallas-Fort Worth region, according to the latest rental report from Zumper.
The report, which analyzed active listings in June 2025, revealed that one-bedroom apartments in Frisco are commanding more than $1,600 a month, well above the state median. As the city continues to develop into a major suburban hub, its rental market shows no signs of cooling off.
Frisco Leads the Pack
With one-bedroom units priced at a median of $1,630, Frisco outpaced every other city in North Texas when it comes to rent prices. The Colony followed closely behind with a median one-bedroom rent of $1,580, and Rockwall rounded out the top three at $1,570.
For comparison, the statewide median rent for a one-bedroom apartment in Texas last month was $1,134, making Frisco’s prices nearly 44% higher than the state average.

Where Rent Is Still Relatively Affordable
