In a market where mortgage rates are still creeping up (the Fed bumped up the benchmark by a quarter-point Wednesday), buyers are even more sensitive about getting everything perfect before they sign a contract.
“They don’t have extra money for projects after they purchase,” said Compass agent Coleen Sanders, who has a house in the Mansfield Heights area of Cherry Hills Village that she’s readied to steer clear of those issues.

“You don’t have to touch anything,” Sanders said of her five-bedroom listing at 3901 S. Cherry St. in Cherry Hills — a rare two-story plan for this neighborhood but with a main-floor primary suite. It’s in one of the earlier developed areas of the Village, where the street dead-ends into the High Line Canal and its popular 71-mile-long trail.
