A March 2026 infrastructure master plan filed with the City and County of Denver describes the proposed Burnham Yard redevelopment as an approximately 150-acre site in the La Alma-Lincoln Park and Baker neighborhoods. Against that backdrop, the owners of the Denver Broncos quietly offered about $2 million to buy the historic Aztlan Theatre in La Alma-Lincoln Park, less than half of what owner Timeo Correa says he was asking for.
According to Axios, Correa had offered to sell the theater, which has fallen into disrepair, for roughly $4.6 million this year. The Broncos’ owners came back with about $2 million instead. “They sort of lowballed me,” Correa told the outlet. The exchange happened roughly six months before the report published, and there have been no further negotiations since, per Correa’s account relayed to Axios.
The Broncos declined to comment on individual private real estate transactions, Axios reported. Correa said he’s now talking with another prospective buyer who isn’t connected to the team.
A Stadium District Growing Beyond Burnham Yard
The attempted purchase fits into a broader land-assembly effort around Burnham Yard. The Walton-Penner Family Ownership Group’s real estate ambitions extend beyond the 58-acre site as it assembles land for a new stadium district, according to Axios. The team has said various private real estate acquisitions will contribute to a development area spanning more than 100 acres, while Denver’s infrastructure master plan describes the proposed redevelopment as approximately 150 acres.
