Tim Hortons Bets Big On Manor In Latest Austin-Area Move

Parmer Lane commuters in Manor are about to get another caffeine fix option. Tim Hortons is planning a nearly $1.6 million coffee shop at 9419 E. Parmer Lane, roughly 14 miles northeast of downtown Austin.

Plans call for a roughly 1,400-square-foot shop with an attached exterior cooler and freezer, plus new parking, sidewalks, and utilities. Construction is scheduled to kick off in early July and wrap up by the end of December 2026, so locals may be waiting a bit before those double-doubles and Timbits show up.

A filing with the Texas Department of Licensing and Regulation outlines the Manor project and its timeline, as reported by MySA. The registration pegs the work at about $1.6 million, including site work and the exterior cooler, and spells out the building’s internal footprint along with required utilities and sidewalks.

Part of a wider Texas push

The Manor plans land as Tim Hortons steps up its U.S. expansion. The chain’s U.S. president has told industry outlets that the brand has signed multiple franchise deals to bring new locations to several states, including sites across Texas, according to the Houston Chronicle.

State project filings show the Austin region is already on the chain’s radar, with a Round Rock buildout registered with the Texas Department of Licensing and Regulation in 2024, per the Texas Department of Licensing and Regulation.
