For close to three years, Florida YIMBY has been following updates regarding 101 Dania Beach, a multi-family housing development we first covered in October 2022. The 13-story luxury venture is just five weeks away from completion, where it will feature 278 apartments. Now, we’ve learned that developers Apollo Cos. and Liberty Base Investments have started construction on the second phase.
The 12-story expansion will feature 102 apartments, bringing the development’s total number of residences to 380. The two phases will be connected by a pedestrian bridge and share amenities, including a rooftop bar and swimming pool, dog spa, and co-working space. 101 Dania Beach’s second phase will host 2,800 square feet of ground-floor retail, along with a national chain gym spanning the tower’s second and third floors.
Developers acquired the roughly 23,000-square-foot lot for $3 million earlier this year. If the second phase follows a similar construction timeline as its predecessor, it could take about 14 months to complete. Apartments.com reports that rent at 101 Dania Beach is projected to start at $2,274 a month. That’s not too far off from current market rates, with RentCafé reporting the average cost of a 923-square-foot apartment in Dania Beach costs about $2,665 a month.
