More homes could be coming off of Idaho Highway 55.
At the end of March, developer Dave Yorgason filed an application with the City of Eagle to develop the Sagehill subdivision on 736 acres southwest of Avimor, according to documents obtained by BoiseDev through a public records request. The project, which is proposed to have 200 residential lots, is owned by Sage Investment Partners LLC and is located west of Idaho 55 near the end of Willowview Lane and Aerie Lane.
The property is currently located outside of the City of Eagle, but because it touches Avimor, it is eligible to be brought into city limits if the Eagle City Council approves the application for annexation, a rezone, a development agreement, planned unit development, and plat. City of Eagle spokesperson Laura Williams told BoiseDev at the end of April the Planning & Zoning Department was in the process of reviewing the application. The project has not yet had a hearing in front of the Planning & Zoning Commission, according to a review of agendas posted on the city’s website.
Sage Investment Partners lists its registered agent as Tyler Craig, a Middleton resident linked to development company Chapel Creek Properties LLC, who testified in favor of Avimor’s annexation in 2023, according to the Idaho Statesman. Sage Investment Partners is also linked to Jim McCauley and his son Todd McCauley, a current Eagle Planning & Zoning commissioner and real estate agent who recused himself due to a conflict of interest during the Avimor annexation hearings…
