WALTHAM, Mass. — The Washington Trust Company has provided $75.6 million in construction-to-permanent financing for a newly completed orthopedic ambulatory surgery center and medical office building in Waltham, marking a significant investment in expanding outpatient orthopedic care across Greater Boston.
The 79,500-square-foot facility, located at 71 Border Road, opened in June 2026 following a total project investment of approximately $105 million. Developed as a collaboration among Boston Bone & Joint Institute (formerly Boston Sports and Shoulder Center), Boston Out-Patient Surgical Suites, Boston Orthopaedic & Spine, and Pro-Sports Physical Therapy, the center brings together orthopedic surgery, rehabilitation, and specialty medical services under one roof.
The new building replaces the organizations’ previous outpatient surgery operations at 840 Winter Street, where physicians practiced in a leased 10,000-square-foot facility with three operating rooms.
