The South Platte River Committee agreed Wednesday to rezone a property in the Union Station neighborhood so it can accommodate more commercial uses, possibly including a veterinarian’s office.
The building at 1691 Chestnut Place is currently zoned planned unit development, according to a presentation from city staff to the committee. The city’s goals for the area around Union Station have changed since the designation and need updated, city staff said at the committee meeting. According to a staff report, the new zoning complies with the Denver Comprehensive Plan 2040. The plan’s strategies include “development consistent with the established neighborhood and a broader range of allowed uses.” The plan includes offering “a mix of housing types and services for a diverse population” as well as growing and supporting neighborhood serving businesses.”
Rezoning needed to permit veterinarian
A veterinary office is not permitted under the current zoning, according to the presentation. Yet such an office would serve a sizable downtown population of pet owners and the building owner is trying to attract a veterinarian, according to the staff report.
