An affordable housing lottery has launched for a new 13-story development on Atlantic Avenue in East New York. The 229-unit building largely replaced a row of two and three-story mixed-use buildings that long stood on the arterial route, which was part of the neighborhood’s areawide rezoning.
Included in the lottery for the project, dubbed 2683 Atlantic Avenue Apartments and located at 2683 Atlantic Avenue, are 58 two-bedroom units, all rent stabilized and subject to income limits. Most are truly affordable, with 47 apartments set aside for households of two to five people earning 40 and 60 percent of Area Median Income, or $49,989 to $109,920 a year, according to the listing.
In those brackets there are 23 two-bedroom apartments renting for $1,238 and 24 renting for $1,967 a month. The remaining 11 units in the lottery are for households earning 110 and 130 percent AMI, or $137,452 to $238,160 a year for households of two to five people. There are nine two-bedroom units for $3,789 a month and two more two-bedroom apartments for $4,518.
Permits show the new building was developed by Aron Schwartz through Ascot Group LLC and designed by Isaac & Stern Architects. Apartments have air conditioning and some have private outdoor spaces, according to the listing. Building amenities include a pool, spa, gym, yoga studio, and bike storage.
