Eric Fox has revised his plans for a Theater District residential project after buying a vacant parcel at 435 Ellicott Street last June. Fox had been planning to expand a one-story building he owns at 433 Ellicott Street to create two townhouse units. His revised plan calls for four one-bedroom apartments, a two-story, three-bedroom unit with two terraces, 1,432 sq.ft. of commercial space, and rear parking for four cars. Carmina Wood Design is project architect.

Restoration. The existing one-story masonry structure at 433 Ellicott will be retained. The historic, intact storefront, facing Ellicott, will be retained and restored. The building’s extant parapets will remain expressed in the articulation of the addition above, retaining an understanding of the building’s historic massing. To make the interior commercial space accessible, the first floor of the building will be lowered to existing grade level, moving the dual exterior entries down ± 6”.
New Construction. The proposed new construction utilizes a series of stepped facades to highlight the existing one-story structure, create visual depth, and to create exterior patios. The proposed building is contemporary in composition, with clean rectilinear forms referencing the geometries seen in the existing building’s west façade.…
