Home prices fell in 39 of the 129 largest U.S. cities this quarter — and 7 of the 10 worst declines are in Florida

Three years ago, Cape Coral, Florida, was one of the hottest housing markets in the country. Buyers from New York, New Jersey, and Ohio were bidding up ranch homes sight unseen, drawn by warm weather, no state income tax, and prices that looked like a bargain compared to the metros they were leaving. By early 2026, the story had flipped. The Federal Reserve Bank of St. Louis house price index for the Cape Coral-Fort Myers metro shows prices peaked around the first quarter of 2023 and have declined in nearly every quarter since, a slide now stretching past two years.

Cape Coral is not an outlier. According to the latest quarterly data from the Federal Housing Finance Agency’s House Price Index, 39 of the 129 largest U.S. metro areas recorded price declines from the prior quarter in early 2026. Seven of the ten steepest drops landed in Florida. That concentration points to forces well beyond normal seasonal cooling.

Why Florida keeps showing up on the list

The most immediate pressure is insurance. Florida homeowners have watched property insurance premiums surge over the past several years, driven by catastrophic hurricane seasons, a wave of insurer insolvencies, and a reinsurance market that has repriced risk across the Gulf and Atlantic coasts. The state’s insurer of last resort, Citizens Property Insurance Corporation, saw its policy count swell past 1.2 million in recent years as private carriers pulled back or collapsed, though legislative reforms have since pushed some policyholders back to the private market.

The broader climate trend is not in Florida’s favor.
