A small land sale and a fresh shot of financing have finally put Heritage Park in motion, a 10-acre mixed-use project on the northern edge of downtown Gilbert that backers say could change the feel of the town’s main drag. The plan calls for shops, dozens of restaurants and a 288-unit NOVEL apartment community wrapped around a walkable public square and event lawn. If everything stays on track, the first storefronts are slated to open in late 2026, with residential move-ins targeted for spring 2027.
Creation Equity reworked the site’s ownership structure and brought in Crescent Communities and Horizon Real Estate. A $3 million land sale helped unlock roughly a $32 million development budget and get lenders on board, according to a report by CoStar. The same report lists early tenant commitments that include Hudson House, Sweetgreen, La La Land Coffee and Salt & Straw, signaling a lineup that blends national and regional names. “What influenced my decision to pick Heritage Park is that it’s not just a land deal, it’s the kind of acquisition that actually shapes an entire downtown,” one judge told CoStar.
Developers And The Push To Break Ground
The project first landed with Creation after the town awarded development rights in 2020, but pandemic disruptions and choppy capital markets slowed things down until the recent land closing and start of construction. Crescent Communities and Creation marked the official land close and groundbreaking in May 2025, per a Crescent press release, and the Town of Gilbert’s economic development office describes the site as the northern gateway to the Heritage District. The developers say they plan to phase in the retail and residential pieces, both to manage risk and to keep pace with leasing momentum.
What The First Phase Will Deliver
The opening phase is set to bring roughly 47,000 square feet of restaurants and retail, a public square with water features and art, more than 300 surface parking spaces and NOVEL Heritage Park, a 288-unit luxury multifamily community.
