Dunedin advances affordable housing plan

DUNEDIN — City commissioners have unanimously granted design-review approval for the Flats on Main Street, a 78-unit affordable housing development on S.R. 580 and Carnation Drive.

The approval, which came at a Aug. 7 meeting of the City Commission, was granted even though not all of the site’s drainage will be managed to 100-year storm standards as initially proposed. Residents have voiced concerns the development could cause flooding onto their properties from stormwater runoff.

A memo to staff from Economic and Housing Director Robert Ironsmith noted: “The developer, Archway, has expressed a commitment to manage the stormwater on site to a higher degree than currently required by the City’s Land Development Code, a 25-year storm event. … As more detailed stormwater preliminary design has evolved, the developer and their engineer have conveyed to city staff that the entire site is not able to be designed at the 100-year level, as previously stated. However, the developer has indicated (two-thirds of the site) can be designed to accommodate a 100-year stormwater event.”…
