Nearly 200 new homes to fill into under-construction Atlas, Bluff Road corridor

As local governments continue building The Station at Congaree Pointe, a new hub providing healthcare, a local market, and senior housing at Atlas and Bluff roads, more new housing is being pitched to fill in vacant land just beyond the large project.

Developers plan to build 182 single family homes on about 44 acres west of Atlas Road and north of Bluff Road. The homes would be built on currently wooded land behind where The Station at Congaree Pointe is being built.

Local leaders, including city and Richland County council members, among others, announced the Congaree Pointe project in February 2024. They said the 23-acre project would be transformative for southeast Columbia by adding a market with fresh produce, a café and five commercial kitchens, as well as community green space, an Eau Claire Cooperative Health facility, a Richland County magistrate court, and a future Columbia police headquarters for the Southeast Region.

That project is currently under construction, with certain phases expected to be complete this year. A nearly 8,000 square foot facility for Richland County public safety is expected to be completed by May, with work on the market expected to begin this spring as well.

The new homes planned near the site would add to other new housing, like the Village at Congaree Pointe apartments that were recently built, another nearby subdivision, and Haven at Congaree Pointe senior housing up the way on Atlas Road…
