Dallas City Council Approves $23.5 Million Grant to Launch First Phase of Rivulet Development in Southern Dallas

The City of Dallas is stirring with new economic advancements as the City Council recently greenlit a substantial multi-million-dollar project aimed at rejuvenating southern Dallas. Specifically, on November 12, the council approved a hefty $23.5 million grant for RG University Hills, LLC to kickstart Phase 1 of the highly anticipated Rivulet development. Situated northwest of the University of North Texas at Dallas campus, Rivulet is envisioned to be a vibrant mix of residential spaces, retail, and community-oriented open areas.

With an overall price tag that reads like a hefty novel amounting to more than $200 million, Phase 1 of Rivulet will use $50 million primarily for the groundwork required to support a new neighborhood. According to the City of Dallas, the plan includes “more than 70 acres and will support approximately 300 single-family homes and 200 multi-family residential units.” Taking Dallas by storm, Rivulet promises to be a game-changer for southern Dallas, aiming at not just housing but also walkability and integration with the natural environment.

The growth doesn’t stop at Rivulet, however, as the South Dallas/Fair Park Opportunity Fund (SDFPOF) places a December 5th deadline on its 2026 Human Development Notice of Funding Availability (NOFA). Promising to distribute $200,000 in grants, the fund is seeking projects that significantly bolster human development areas such as health, public safety, education, workforce development, and small business ventures, in a bid to uplift community standards…
