Chipotle Stakes Out East Dallas Mockingbird Corner For 2026 Burrito Invasion

East Dallas is getting another big-name burrito stop. Chipotle is moving into the former BurgerFi space on East Mockingbird Lane and is expected to open in summer 2026, adding yet another project to one of the city’s busiest construction and redevelopment stretches.

According to The Dallas Morning News, the vacant corner at 5456 E. Mockingbird Lane will become a Chipotle Mexican Grill, landing next to Jason’s Deli and Contemporary Ballet Dallas. Reporter Sarah Blaskovich notes the restaurant is targeting a summer 2026 opening.

Where It Will Sit And What Is Going Up Nearby

The future Chipotle site is just east of Central Expressway and a short walk from the SMU/Mockingbird DART station, dropping it right into the middle of a major development wave. High Street Residential, a unit of Trammell Crow Company, has already broken ground on a seven-story, roughly 394-unit multifamily project at Mockingbird Station that is scheduled to deliver by Q4 2027. That kind of building scale, plus the related roadwork, is what has brought excavators and lane closures to the area, per Trammell Crow Company.

What Is On The Menu

When the doors finally open, the new spot will plug into Chipotle’s recent protein-focused push. The chain rolled out a High Protein Menu in late 2025 and followed it with a free double-protein promotion in January. The company’s newsroom details High Protein Menu items such as the Double High Protein Bowl and a High Protein Cup, designed to give guests bigger, protein-heavy builds.
