New Hudson Building Has Yet to Attract New Office Tenant from Outside Detroit

DETROIT, Aug. 18, 2025 ~ The new Hudson Building from Bedrock has yet to attract any new office tenants from outside Detroit and nearby suburbs.

While the new skyscraper has 93% of its office space claimed by businesses like General Motors Co., Ven Johnson Law PLC, and Accenture, none of them are coming from outside the metro Detroit area, despite claims that the building would create 1,000-plus jobs in Downtown. “This was originally pitched as a showplace office tower. However, in the process of its development, the plan shifted pretty significantly toward residential and retail space instead of offices,” Crain’s Detroit Business Managing Editor Mike Lee told WJR. “That was a side effect of the COVID pandemic, among other things, the demand for office space is just still not back to what it was downtown.
