The divide that matters: 29680 vs. 29681
Interstate 385 cuts straight through town. On the west side, you’ve got 29680; on the east side, 29681. They’re close enough to share a name and far enough apart in feel that picking the wrong one for your lifestyle is a genuine risk. Get this part right before you start house hunting.
West side (29680): convenience and newer construction
The west side runs along Fairview Road — think of it as a smaller, calmer version of Greenville’s Woodruff Road. You’ve got Target, Publix, Home Depot, a neighborhood Walmart, and a healthy mix of chain and local restaurants all close by. Getting back into Greenville is straightforward via Harrison Bridge Road, West Georgia Road, and Standing Springs Road, all of which feed back to I-385.
Push farther south and west and it starts to feel rural — tree-lined roads open up to pasture, then a neighborhood, then more farmland. The housing skews newer: most homes were built between 2005 and 2020, with master-planned communities offering pools, walking trails, and clubhouses. You trade a little yard space for more house and a polished, convenient suburban setup.
East side (29681): established, walkable, and a little pricier
Cross the interstate and 29681 feels more settled. This is where downtown Simpsonville lives — Main Street, the parks, the day-to-day energy. Highway 14 runs you up to Woodruff Road and Greenville County’s main shopping corridor, and grocery access is excellent (Lowe’s Foods, Publix, Aldi, Whole Foods, Fresh Market, and Trader Joe’s are all a reasonable drive away)…
