NASHVILLE, Tenn. (WSMV) – Nashville-area home sales rose 6.4% year over year in June, the metro area’s largest annual sales increase so far this year, according to the latest REMAX National Housing Report.

The median home sale price reached a record $495,000, up 3.1% from June 2025. Active inventory also increased 6.8% year over year, while new listings rose 1.7%
What does this mean for sellers?
Homes sold in an average of about 35 days, roughly three days faster than a year earlier, according to Nashville market data. Sellers received an average of 98% of their list price, and the market had nearly three months of available inventory.
