South Side Wake-and-Hoagie as Dunkin’, Jimmy John’s to Share Roosevelt Drive-Thru

South Side commuters are about to get their coffee and sandwich fix in one shot. A planned Jimmy John’s and Dunkin’ co-branded drive-thru is headed to San Antonio’s South Side, according to city records, with a shared, 1,986-square-foot restaurant slated for 4855 Roosevelt Ave. Renovations are pegged at about $300,000, and the buildout is expected to wrap by Jan. 31, 2027. The concept marries morning coffee and baked goods with Jimmy John’s sandwiches under one roof, a format Inspire Brands has been testing in other markets. Based on the filing and local reporting, this is the first Dunkin’/Jimmy John’s hybrid announced for the metro.

According to the Texas Department of Licensing and Regulation, the project is registered as “Dunkin Jimmy Johns Roosevelt,” with a listed start date of Sept. 30, 2026 and an expected completion date of Jan. 31, 2027. The filing estimates renovation costs at $300,000 for a 1,986-square-foot finish-out and names SLX Roosevelt Holdings, LLC as the owner, with Andy Ali as the listed tenant.

As reported by the San Antonio Express-News, both chains are owned by Inspire Brands. The outlet notes that Inspire acquired Jimmy John’s in 2019 and bought Dunkin’ in 2020 for about $11.3 billion. Neither company responded to the paper’s request for comment ahead of publication.

Why brands pair up

In the fast-food world, co-branded outlets are a way to squeeze more sales out of the same building while keeping costs in check. Industry players say the approach lets operators cover multiple dayparts, from early-morning coffee runs to late-lunch sandwich stops, all out of a single kitchen. Restaurant Dive reported in 2022 that Inspire developed small, drive-thru-focused templates and plans to roll out Dunkin’/Jimmy John’s modular units to speed expansion and cut build costs.

What the Roosevelt site will look like

Inspire’s franchising materials describe Dunkin’/Jimmy John’s multi-brand formats as flexible layouts that can run from roughly 1,382 to 2,681 square feet, so the planned 1,986-square-foot buildout on Roosevelt fits neatly into that range, according to Inspire Brands.
