Taiwan Tech Firm Buys Surprise Industrial Building For $10.7M

A Taiwanese semiconductor-equipment company has bought a nearly 48,500-square-foot industrial building in Surprise for about $10.7 million, giving the West Valley a new international tech occupant. The owner-user purchase marks Directly Technology’s first U.S. location as Arizona’s semiconductor supply chain keeps spreading beyond the fabs themselves.

CoStar Research reported Tuesday that Directly Technology purchased the building in an owner-user transaction. The property totals 48,445 square feet, and the deal puts a Taiwan-based company directly into the Phoenix-area industrial market rather than merely leasing space here.

Before the sale, CBRE’s listing marketed the facility as Echo Park @ P132 Building 1, with roughly 48,300 square feet, 2,500 square feet of office space, six dock doors and three grade-level loading doors.
