PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, September 14, 2026, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:
1. Case No. 2026-17, the application of Churchville Property, LLC, for the property located at 114 Bustleton Pike, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-21-22. The property is located in the C-2, General Commercial/Office, zoning district. The property is improved with a non-residential building, parking areas, and drive aisles. The Applicant proposes to demolish the existing building and construct a new non-residential building with a revised parking area. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-502.3.D to allow a front yard setback of 31.1 feet, or alternatively 9.6 feet, where the required minimum setback is 50 feet; (b) from §27-502.3.E to allow a rear yard setback of 20 feet, where the required minimum setback is 50 feet; (c) from §27-502.5.A and 27-1111.1.E(1) to permit the parking area revisions without adding additional lighting facilities; (d) from §27-1103.1, 2 and 3 to allow the revised parking area to remain and to further encroach into the required minimum buffer for uses in the C-2 zoning district; and (e) from §27-1110.2.A(1) to allow less than the minimum required off-street parking spaces on the property for the expanded non-residential building (14 spaces proposed, when 15 are required).
2. Case No. 2026-18, the application of Michael and Christine O’Brien for the property located at 66 Barley Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified at Tax Map Parcel No. 31-71-14. The property is located in the R-1, Single-Family, zoning district. The property is improved with a detached single-family residential dwelling. The Applicants propose to construct a new 1,800 square feet detached pole barn. The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1105.2.A(1) to permit the new barn to have a footprint of 1,800 square feet, where the maximum permitted footprint is 1,000 square feet on properties less than 2 acres; (b) from §27-1105.2.A(1) to permit the new barn to be 18.5 feet high, where the maximum permitted height is 15 feet; and (c) from §27-1105.2.A(1) to permit the new barn to have a side yard setback of 10 feet, where the required minimum setback is 15 feet…
