Monterey Cypress Rd. & Winter Garden-Vineland Rd. — Reported Dangerous U-Turn Intersection
Toll Brothers wants to rezone a parcel along Winter Garden-Vineland Road from one-acre estate lots to a 21-home luxury subdivision priced around $2 million per house, and neighbors in the adjacent Cypress Chase community are pushing back hard. The developer is asking Orange County to shift the land from R-CE Country Estate District zoning to R-1A Restricted Single-Family District zoning, along with a variance that would allow lot widths as narrow as 65 feet instead of the standard 75.
The proposal, known as Golden Cypress, would sit on the parcel northeast of South Lake along Winter Garden-Vineland Road, according to the Orange Observer. The project calls for 20 or 21 two-story homes ranging from 3,900 to 4,500 square feet, a significant density jump from the one-acre-minimum lots currently allowed under the existing R-CE zoning, which under Section 38-1501 of the Orange County Zoning Code requires a minimum lot area of 43,560 square feet and 130-foot lot widths.
