Jamie McMurray’s 33.6-Acre Lake Norman Estate Closed at $9.2 Million, 420 Days After Listing

Jamie McMurray asked $12 million for his Lake Norman estate. Fourteen months and one price cut later, he took $9.2 million. The property at 440 Beech Tree Road in Mooresville, N.C., closed on Oct. 15 after 420 days on the market, according to the Corcoran HM Properties listing record.

The property covers 33.6 acres on the Brawley School Road peninsula of Lake Norman. When it was listed in August 2025, WSOC reported that Iredell County real estate records showed it held in a trust. Neither the listing record nor the broker’s statements identify the buyer.

How the price fell

The sequence, from the listing record and WSOC’s reporting on the sale:

  • Aug. 20, 2025: listed at $12 million
  • March 2026: cut to $10.995 million
  • Late August 2026: under contract
  • Oct. 15, 2026: closed at $9.2 million

The final price is 23% below the original ask and about 16% below the reduced one. Listing broker Josh Tucker told the Charlotte Business Journal in an email, as WSOC reported, that his team expected a long search because the property combined acreage with Lake Norman access, which he called “a rare find.” He also pointed to a challenging real estate market.

Two sizes for one house

The listing disagrees with itself on how big the house is. Its MLS fields put the home at 7,612 square feet. The description on the same page calls the residence “nearly 9,000 sq. ft.” WSOC reported about 8,800 square feet when the estate was listed, and Axios Charlotte said about 9,000. Nothing in the record explains the gap of roughly 1,400 square feet. The detached pool house, which has a game room and its own living space, is one candidate, but the listing doesn’t say how it was counted…
