Forsyth County gained 31,520 residents between April 2020 and July 2025 while adding 11,299 housing units. That works out to 2.79 additional residents for every net addition to the county’s housing stock.
The same pattern, though slightly less pronounced, is unfolding in Gwinnett County. Together, Forsyth and Gwinnett added 92,234 people and 36,695 housing units, about 2.5 residents per unit.
The comparison, calculated from the Census Bureau’s latest county population and housing-unit estimates, helps explain why growth in the northern suburbs can quickly translate into crowded roads, busy schools and increased demand for parks, water and public safety.
