Henrico’s Glenwood Farms Apartments prepares for new ownership after hundreds of violations

HENRICO COUNTY, Va. (WRIC) – Henrico County officials are looking to determine the future of Glenwood Farms Apartments in the county’s east end after residents say countless maintenance repairs were ignored.

Glenwood Farms Apartments was built in 1948 and has 294 apartments on a 22-acre property. In 2018, Apex Glenwood VA, LLC acquired the property and since then, the county says it has conducted over a thousand inspections and issued hundreds of violations. 8News previously spoke with residents , who called their living conditions “terrible” and “unacceptable.”

In 2022, the county launched a rental inspection program with a specific focus on making repairs at Glenwood Farms. According to county officials, in November 2023, A judge appointed a receiver of the property and an interim property manager to make repairs and prepare the property for sale.

“Our desire would be for a local, reputable and responsible development team to purchase Glenwood Farms and redevelop it into a mixed-income development.  We would hope that the purchaser would create a range of rental and for-sale housing options (affordable, workforce and market-rate units) to meet the housing needs of the broader community. Any redevelopment of the community would likely be phased in over time, and we will ask the development team to mitigate, to the extent possible, the impact on existing tenants by creating affordable housing options as redevelopment occurs,” said a Henrico County spokesperson.
