The Kitchen makes plans for new affordable housing development for seniors

A year after opening its newest affordable housing development, The Kitchen Inc. is preparing plans to add additional stock to the senior housing portfolio in Springfield.

The first phase of the development, dubbed Maplewood Villas, opened at 550 N. Duke Ave. in August 2023 with 44 units for tenants 55 and older, with 11 of those units set aside for homeless veterans. Now, the nonprofit is gearing up to embark on a second phase of the project that will add 32 more units of affordable senior housing, just north of the existing development east of West Bypass.

Of the 32 new units, eight units will be designated for formerly homeless veterans, four will be at or below 30% of Area Median Income (AMI) with rent at $435/month, four units will be market rate at $750/month rent and the remainder for 60% or below AMI will rent at $560/month. All units will include ADA-friendly design with two bedrooms and one bathroom and will be housed across four one-story buildings.

Residents of this second phase will have access to the community building built as part of the initial phase of the affordable housing project. This will be a space for neighbors to gather and receive support services. All residents will have on-site case management services available.
