A new housing lottery in Fordham is now open, but the so-called “affordable” units are anything but. The building at 2385 Tiebout Ave. is offering three studios and nine one-bedroom apartments, with rents ranging from $3,000 to $3,200 per month. That’s about $1,000 more than the average rent in the Bronx last year, according to MNS Real Estate data. Applicants for the studio apartments must have a combined income of at least $104,000, while one-bedroom applicants need to earn over $110,000. The maximum income allowed ranges from $141,000 to $181,000. Those numbers are more than double the average median household income for the Bronx, which is just below $47,000, according to the latest census data in 2023.
