Alpenrose Dairy redevelopment still a work in progress

Residents concerned about the residential redevelopment of the former Alpenrose Dairy in Southwest Portland now have until Oct. 9 to submit comments to city planners.

Portland Hearings Officer David Doughman held a hearing on the application by West Hills Land Development to build 263 new homes on the 51-acre property on Sept. 24. The developer then asked that the record remain open for 14 more days while it works with Portland Permitting & Development staff to resolve outstanding issues they raised in a report recommending the application be denied on Sept. 13.

As reported by the Oregonian , those issues include the impact of utility work on land in protected environmental zones on the property. City planner Timothy Novak said that the wetlands are part of a regional “Class 1 riparian corridor,” so the application must consider cumulative impacts of the development.

Many of those who testified repeated previously expressed concerns about increasing traffic on adjacent streets, especially Southwest Shattuck Road along the eastern edge of the property. It is narrow, winding, and does not include sidewalks or bike paths. TriMet is planning to end service along it. Beaverton has also expressed concerns about increased traffic through a quiet neighborhood just to the east of the property if the project goes forward.
