Developer Proposes 300 Unit Residential Tower to Replace Downtown Boca Raton Office Building

A developer is in the early stages of proposing what would be a 300-unit residential tower to replace a mixed-use building that has primarily served as office space in the outer ring of the downtown section.

Mill Creek Residential is seeking preliminary comments from Boca Raton city officials, as well as outside permitting agencies, on a plan to develop a 12-story tower where an existing mixed use building stands at 400 South Dixie Highway, spanning the area between SE 3rd Street and SE 4th Street.

The plan, “Modera Boca,” envisions the construction of a 12-story, 304-unit multifamily residential building with a maximum height of 140-feet. The complex would include an eight story internal parking structure with 533 parking spaces. The 304 housing units, according to planning documents, would be divided between numerous floor plans from studio apartments to multi-bedroom units, to lofts. The complex would include a significant number of amenities, including pools and co-working space.
