Metro Phoenix evictions on pace to hit yearly record. How much do renters owe?

Metro Phoenix evictions are on track to set another record in 2024.

Between January and September of this year, landlords filed to evict renters 65,651 times, according to the Maricopa County Justice Courts.

That’s higher than the previous nine-month record of 62,333 set during the housing boom year of 2006.

The region’s housing crisis continues. Arizona’s fast eviction process isn’t slowing down, and federal rental assistance funds sent during the pandemic are pretty much gone.

Valley eviction filings hit 83,172 in 2023 , the second-highest annual level in history. In 2005, there were 83,687 eviction filings.

Court filings by landlords to remove tenants in September were down about 5% from August.

Phoenix-area eviction filings typically begin dropping in September.

“It remains to be seen whether the rest of the year will result in a record,” said Justice Courts spokesperson Scott Davis.

The average judgment against renters for the first nine months of 2024 was $3,128. That’s down from $3,450 in 2023.
