Spartanburg site rezoned for 20 plus townhomes and other affordable housing for sale, rent

A property on Howard Street has been rezoned to allow for the building of more than 20 new homes in the Spartanburg Northside neighborhood.

The city’s Planning Commission approved the rezoning of a lot at 770 Howard St. from R-8, general residential district zoning, to DT-4, a planned development district zoning. The change will allow for building 21-27 townhomes. The site is also bounded by Fairgrounds Road and Fremont Street.

The rezoning also allows smaller lots to be used. An R-8 zoning requires lot sizes of at least 8,000 square feet for single-family housing.

“One of the city’s long term goals is increasing the housing stock in the city. This allows us to do that,” Planning Commission Chairman Phillip Stone said during the board’s brief deliberation. “It’s a logical zoning classification.”

The new townhomes are part of a collaborative project amongst the city, Northside Development Group, and Homes of Hope, a statewide nonprofit affordable housing development organization based in Greenville.
