It’s not unusual for new Florida developments to include shopping for residents. I’ve written about The Shoppes at Orange Blossom which will include a Publix and nearby apartments as one example. However, what is more unusual is for a new development in Florida to include affordable housing. But that is the case for a new development that has recently broken ground in Florida.
About The Project: The project, which sits on land that used to house an IHOP, is located at 8111 S. Dixie Highway along the C-51 canal in West Palm Beach and will include 90 affordable apartments and a landscaped waterfront walkway with a dock and kayak or canoe launch. (There will be 358 apartments in all. 90 will be affordable.)
How affordable is it and what do you have to earn to quality? Eligibility is based on the area’s median income, which is around $104,000. Rent will be based on income, but could range from about $1,124 for a studio to $2,784 for a three-bedroom unit.
An undisclosed grocer will be accessible in the space. Developer Patrick Koenig could not name the grocer, but called it an “urban specialty grocer.”
