Developer David Couch makes move to annex and rezone 78.7 acres formerly in Summerfield

GUILFORD COUNTY/GREENSBORO – The Greensboro Planning and Zoning Commission will hear a request from developer David Couch on Feb. 17 to annex and rezone 78.7 acres at 5136 Carlson Dairy Road and 4305 and 4307 Hamburg Mill Road for the development of Christopher Village; it is to be the first of 11 mixed-use neighborhoods planned as part of The Villages of Summerfield Farms, which will be developed on a 978-tract that was in the Town of Summerfield before state legislators approved Couch’s request to de-annex it last June.

Christopher Village will be located in the southeastern corner of Couch’s land that stretches from Summerfield Road to Interstate 73. It is bounded by the Lake Higgins’ watershed to the southeast, Carlson Dairy Road to the southwest and Hamburg Mill Road to the north. On the western side is a stretch of houses, including the Carlson Ridge subdivision, and Shorty’s convenience store on Pleasant Ridge Road.

The nearly 80-acre tract is separate from Couch’s other tracts and, according to designer Victor Dover, is the right size for incorporating the developer’s ideas. It will provide a learning curve for the residential and commercial development of the subsequent villages, Dover said…
