Construction Wraps Up on The Wynwood Plaza in Miami’s Wynwood Arts District

Construction has wrapped up on The Wynwood Plaza, a one-million-square-foot mixed-use development located at 95 NW 29th Street in Miami’s Wynwood Arts District. Designed by Gensler and developed by L&L Holding Company and Oak Row Equities, with project partner Shorenstein Properties and co-investor Claure Group, the project is a major addition to the block frontage flanked by NW 29th Street, NW 1st Avenue, and NW 30th Street. It includes a 509-unit residential component and a 266,000-square-foot Class AAA commercial office building—both rising 12 stories—along with 32,000 square feet of ground-floor retail and a 26,000-square-foot landscaped public plaza designed by Field Operations.

YIMBY recently visited the project site to capture aerial imagery from multiple angles. Although The Wynwood Plaza technically comprises a residential building and a commercial office tower, the development features a variety of façade treatments and architectural expressions across its elevations. A comprehensive photographic approach was necessary to fully document the distinct massings, material contrasts, and landscape integration that define the project at the urban scale. These initial perspectives look east toward the elevations of the office tower and residential building along NW 1st Avenue.

The office tower at the corner of NW 29th Street and NW 1st Avenue—where Amazon recently signed a 50,333-square-foot lease, the largest in Wynwood’s history—is clad in a floor-to-ceiling glass curtain wall system characterized by subtle blue-tinted glazing. The glass appears to be of high quality, exhibiting near-perfect reflections of the sky and surrounding environment with minimal visible distortion. The façade is further defined by a regimented array of vertically oriented white architectural elements, presumed to be aluminum. These components are notably thicker than conventional fins, reading more as slender slats or pilaster-like projections that extend outward from the façade.

The elevation of the residential component’s western exposure is composed of a primary white stucco shell articulated by a regular grid of recessed fenestration. The façade is defined by a series of vertically stacked rectangular bays, framed in a contrasting beige stucco finish that establishes a rigid geometric order across the elevation. These grid elements delineate the organization of individual units and provide compositional clarity to the overall massing. Within several bays, black metal railings are affixed to operable window sections, suggesting the presence of Juliet balconies.

The following perspectives center The Wynwood Plaza within the frame while looking southeast, with the neighboring Gateway at Wynwood office building visible to the east. Together, these two developments have significantly reshaped and refined the character of the block—an area that, just a few years ago, was primarily occupied by low-rise industrial structures. The transformation of this site reflects the ongoing evolution of Wynwood, signaling a continued shift from its industrial roots toward a denser, more vibrant, and mixed-use urban fabric.

These next perspectives capture the northern elevation looking south toward Downtown Miami, where the silhouettes of E11EVEN Hotel & Residences, Paramount Miami Worldcenter, and other towers lining Biscayne Boulevard frame the skyline in the distance. The residential volume continues the design language established on the western exposure, with a primary white stucco exterior articulated by floor-to-ceiling glazing set within a series of vertically stacked rectangular bays and several recessed balconies. On this elevation, the framing elements are expressed in light green and yellow tones.

The following perspectives focus on the southern elevation of the residential component, which maintains the same design language as the northern and western façades—characterized by a regular grid of vertically aligned fenestration framed by colored stucco bands. However, this elevation introduces a notable increase in recessed balconies, integrated alongside the Juliet balconies with black metal railings seen throughout the building. The colored grid elements—rendered in soft yellow, lavender, and light red-orange—define distinct vertical volumes across the façade, offering visual variation while preserving compositional consistency. The rooftop is activated with landscaped terraces and two distinct pool decks.

The 12-story office tower delivers a Class AAA workplace tailored for wellness, flexibility, and productivity. The structure features center-core floor plates with private tenant terraces on every level, floor-to-ceiling windows, and best-in-class air filtration systems. A second-floor amenity hub includes a fully equipped fitness center, locker rooms, and dedicated spaces for conferencing and collaboration. At the top, an exclusive rooftop terrace offers additional open-air environments for informal meetings and social engagement.

The residential units feature floor-to-ceiling windows, high-end finishes, and layouts ranging from studios to two-bedroom apartments. The amenity program spans multiple rooftop levels and includes a fitness area, two pools, a hot tub, cold plunge, sauna, sports court, co-working spaces, private phone rooms, a game lounge, and yoga facilities. The expansive public plaza below will offer a colorful mosaic paseo winding through sculptures, art installations, and native landscaping, surrounded by a curated mix of indoor and outdoor retail and dining options.

Moss Construction served as the general contractor. Tekton Construction acted as the shell contractor, GM&P Consulting and Glazing Contractors handled glazing, J&K Mechanical LLC served as the mechanical contractor, JC & A Electrical Contractors Inc. was the electrical contractor, Y & T Plumbing Corporation completed the plumbing installations, Cemex supplied concrete materials, Doka provided the formwork systems, and Morrow Equipment furnished the tower cranes used throughout construction. Disruptive Real Estate orchestrated the off-market deal to assemble the sites for the development some years back.
