Home values rising in Downriver suburbs

Home values in several inner-ring Metro Detroit suburbs, along with outer-lying townships and Detroit, experienced big jumps from 2024 to 2025, driven in part by residents searching for affordable housing and new construction.

Overall, every municipality in Metro Detroit saw a year-over-year increase in home values, though some were larger than others, based on assessment data released this spring. Detroit, River Rouge, Hazel Park, Mount Clemens, Milford Township and Lyon Township had the biggest increases, while communities such as Novi Township, Lenox Township, Pleasant Ridge and Flat Rock all had increases of less than 4%.
