Atwood Street home variance approved, with conditions: Greenville Board of Zoning Appeals notes

Approved: Atwood Street variance

An application was brought before the board for a variance from the minimum setback requirement in a Residential Neighborhood A district. The property, 114 Atwood St. in Greenville’s Heritage Historic District near the intersection of Buncombe Street and West Park Avenue. The ordinances requires a minimum of 5 feet from the property line.

The applicant is requesting a variance to replace an existing deck and stairs which are already not in compliance with the zoning requirement. The home was built in 2012 and approved for a stairwell width of 3.5 feet and a deck width of 3.75 feet. The approval was under the previous code. Later, a previous owner extended without the required permitting.

The new deck would be slightly larger (7 feet) and projected to 6 inches from the property line. The existing deck is currently 1 foot from the line and 6.5 feet in width. The structure provides access to a second level apartment on the property…
