Corpus Christi development project delayed as tariffs drive up construction costs across region

CORPUS CHRISTI, Texas — A downtown development project in Corpus Christi is facing new delays as rising construction costs ripple across the Coastal Bend.

The Tax Increment Reinvestment Zone No. 3 (TIRZ #3) Board voted Tuesday to grant Pfluger Architects an extension to complete construction at its new office on Chaparral Street beneath the Cosmopolitan Apartments. The company originally signed a reimbursement agreement with the city in September 2024 to finish out tenant space and add streetscape improvements.
