A North Texas real estate firm recently made history with its most lucrative sale in nearly 15 years. United Country Real Estate | AltaTerra Realty and Auction, LLC facilitated the purchase of 192 acres in Collin County by the Anna Independent School District, a deal valued at approximately $40 million.
The land, held by a local ranch family for over 80 years, will support future schools and facilities for one of Texas’s fastest-growing districts.
Behind The Deal
The transaction began with a $4.5 million ranch listing in Northeast Texas. Realtors Kristen Ross and Kim Ross were managing the property when commercial investment specialist James Ross connected a buyer who required the sale of the Anna property to complete their purchase. Coordinating between private sellers and a public school district proved complex, requiring careful navigation of utility capacity, zoning regulations and a 1033 Tax Exchange.
“The Anna ISD acquired the site as part of its $40 million school bond initiative,” said AltaTerra broker-owner J.W. Ross. “This land will meet the long-term needs of a rapidly expanding district.”
