Work Completes And Final TCO Issued For Gables Riverwalk In Downtown Fort Lauderdale

Work has been completed on Gables Riverwalk, a 43-story residential tower located along the north side of the New River at 333 North New River Drive East in the Las Olas section of Downtown Fort Lauderdale. Designed by Borges Architects & Associates with CFE Architects as the architect of record and interior design by ID & Design International, and developed by Gables Residential, the 493-foot-tall structure yields approximately 587,000 square feet of space and contains 295 residential units. KAST Construction served as the general contractor. Monthly rents range from $3,644 to $8,229, offering a selection of one- to three-bedroom residences spanning 776 to 2,130 square feet. Move-ins are expected to commence this month.

Modesto “Mo” Millo, Senior Vice President and Division Manager – Miami at KAST Construction, recently shared on LinkedIn that the project reached a major milestone with the final Temporary Certificate of Occupancy (TCO) signed on October 29, 2025, officially marking the tower’s completion.

Aerial photos captured in late September show finishing touches being applied to the tower ahead of the announcement. The design follows a contemporary architectural style characteristic of Downtown Fort Lauderdale, featuring dark glazing, clear glass balcony railings, white stucco base treatments, and wood-like trims accenting the amenity levels. The window arrangement is largely repetitive across the elevations, with variations occurring where cutouts and setbacks articulate the tower’s massing.

The podium along the Riverwalk features a curved, recessed entry canopy supported by slender white columns, creating a distinctive arrival sequence facing the waterfront. Its façade combines smooth white stucco surfaces with horizontal bands of dark-tinted glazing, emphasizing the building’s curvature along the street edge. Liner units along the perimeter screen the parking levels from public view, maintaining an active and pedestrian-friendly frontage. The façade also incorporates a framing detail resembling a brick-bond pattern, adding texture and distinguishing the tower at the pedestrian level from surrounding buildings.

The image below looks upward toward the south-facing elevation, the building’s primary façade, emphasizing its horizontal lines and projecting framing elements.

The following image captures the midsection of the tower, highlighting the arrangement of stacked terraces and recessed balconies that break up the vertical plane. The stepped configuration introduces depth within the façade, while integrated planters add greenery and soften the building’s profile. A sculptural wood accent is visible in a corner cutout, adding a touch of warmth to the predominantly white, glass exterior.

The following two images provide close-up views of the building’s metallic signage, with the Gables Riverwalk name installed over wood paneling along the podium roofline and again above the ground-floor entry canopy.

The last image in this set shows the north-facing elevation of the tower, a lesser-seen side of the building. This façade maintains a uniform fenestration pattern with limited articulation compared to the more expressive south elevation.

One-, two-, and three-bedroom units come in a variety of layouts and feature contemporary interiors designed for comfort and functionality. Each residence features high-end finishes, with layouts that emphasize natural light and open views of the Fort Lauderdale skyline and the New River. Ceiling heights reach up to 12 feet, and floor-to-ceiling windows enhance the sense of space. Smart home technology is integrated throughout. Select residences include glass pocket barn doors, and most offer private balconies or terraces.

Kitchens are equipped with white quartz countertops, Italian Arabescato marble tile backsplashes, and frameless white oak cabinetry. Fixtures include architectural stainless steel sinks and Fisher & Paykel appliances, with gas ranges standard in every home. Select units feature floating shelves with integrated lighting, while two- and three-bedroom residences include wine coolers.

Bedrooms are fitted with custom closets by Organized Living, while bathrooms feature frameless glass showers, white oak wall-hung vanities with built-in linen cabinets, and a combination of concrete porcelain flooring and polished gray marble wall tiles. Elongated shower niches add practical storage, and select residences include Sterling deck-mounted tubs.

The building’s amenities are distributed across several floors and designed to support both leisure and productivity. The ground level and mezzanine include a double-height lobby with 24-hour concierge and valet service, a grab-and-go market, a dog wash, bike storage, and private offices with views of the New River.
