‘Pocket neighborhood’ zoning planned for Allen Co. encourages dense, connected communities

ALLEN CO., Ind. (WANE)— Allen County and Fort Wayne planning officials revealed Wednesday that they’re working on plans to create a new zoning ordinance amendment.

In the past year, two other amendments have been passed: accessory dwelling units (ADUs) and zero lot line zoning. Those two amendments were created with the goal of creating more dense, affordable housing. They also diversify housing types in accordance with emerging trends, according to Sherese Fortriede, a senior planner with Fort Wayne Community Development.

“We have retirees wanting smaller units or a different type of housing,” Fortriede said. “Then, younger startup folks getting into housing don’t want, maybe, the same kind of housing that they used to.”

ADUs and zero lot line zoning were phases one and two of an ongoing planning project in Fort Wayne and Allen County. Phase three, cottage courtyard zoning, or pocket neighborhoods, is being worked on to be brought in front of the plan commission next year…
